The M1 series and the larger two-bedroom models typically ship with a engineered slab that includes pre-drilled anchor points at 48-inch centers along the perimeter, a spacing that matches standard vinyl post brackets but not all aluminum rail systems. If your unit is from the Accessory Dwelling Unit line, the slab edge detail is different, a 6-inch thickened edge that requires longer wedge anchors, usually 5/8-inch by 6-inch, to bite properly into the concrete mass.

To identify what you have, check the data plate inside the electrical panel door; Mighty Buildings stamps the model series and production date there. The fence itself won’t carry a Mighty Buildings label, it’s a third-party install, so look instead at the post bases. Slab-mounted posts use either a surface-mount bracket with four visible bolts or a core-drilled anchor set flush with the concrete. The surface-mount method is more common on units delivered before 2022; after that, Mighty Buildings began recommending core-drilled anchors to reduce the tripping hazard at the slab edge.

We carry both OEM-compatible vinyl rail systems and a heavier-gauge aluminum option from a secondary supplier that meets the same wind-load spec, 110 mph exposure C, which is what Carlsbad’s coastal zone requires.   • Gate frame is racked and won’t close. A lean usually means the post spacing was too wide or the rail gauge was undersized for the wind exposure.

What we don’t recommend: core-drilling into a Mighty Buildings slab yourself. The slab is post-tensioned in some unit configurations, and hitting a tendon with a hammer drill is a genuine safety hazard, the cable can release stored energy and cut through the concrete. Even where the slab is conventional reinforced concrete, the anchor depth and epoxy specification matter for wind-load compliance, and Carlsbad’s building department will flag improper anchoring at inspection.
