Signs Your Kohler Home Additions & ADU Is Failing

• Temperature swings in the shower. The pressure-balancing cartridge is losing its wax motor response, usually from mineral buildup in Carlsbad’s moderately hard municipal water. You’ll feel a hot spike when a toilet flushes, then a cold crash - the cartridge can’t modulate fast enough.
• Running toilet, new flapper installed. The Kohler canister flush valve (used in Cimarron and Wellworth) has a seal ring that degrades faster than traditional flappers. Owners replace the flapper three times before realizing the canister seal is the actual leak path.

• Undermount sink separating from quartz. Kohler’s Vault and Strive stainless sinks use a proprietary bracket system. If the installer skipped the front bracket in the tight framing of an addition, the silicone takes all the load and fails in year two.

DIY or Call Us?

You can safely check the obvious stuff: confirm the water shutoff turns freely, photograph the model stamp before you disassemble anything, and verify the aerator isn’t just clogged. Where DIY goes wrong is the cartridge extraction - the K-304-KS body is brass, the cartridge is plastic, and if you twist without the right puller you’ll crack the body and flood the wall. We’ve opened three Carlsbad addition bathrooms in the last two years where the homeowner saved $200 on a cartridge call and spent $1,800 on drywall, tile, and a valve replacement.
