The bathroom layout differs materially between them. The Casita uses a 32″ × 32″ neo-angle shower pan with a center-drain flange set at 12 o’clock; the ADU variant moved to a 36″ × 36″ corner-drain pan to accommodate the longer wet wall. If you’re unsure which you have, check the data plate on the electrical panel - Casita units show “BX-C20,” ADU units show “BX-A24.”

The OEM shower pan is a rotational-molded ABS part, 3/16″ thick, with an integrated 2″ PVC drain hub. We’ve found that replacement with an equivalent aftermarket pan from Mustee or Swan saves roughly $180-$240 in parts cost without sacrificing warranty coverage, provided the drain location matches exactly. The PEX manifold behind the wet wall is proprietary to Boxabl’s compact framing - standard residential manifolds won’t clear the 2×3 stud bays. Signs Your Boxabl Bathroom Remodeling Is Failing

• Shower pan flexing or cracking near the drain. The factory ABS pan loses rigidity as it ages, especially where Carlsbad’s mineral-heavy water deposits stress the drain flange. We see this most often in units facing west, where afternoon thermal expansion accelerates fatigue.
• Water staining on the exterior siding below the wet wall. This usually traces to a failed PEX crimp behind the shower valve or a weeping manifold joint. The compact framing leaves almost no drying space, so a slow leak shows up fast on the outside.
• Soft spots in the bathroom subfloor near the toilet or vanity. The 3/4″ OSB subfloor in early Boxabl units is susceptible to edge-swelling if the wax ring or supply line drips. Once OSB swells, it doesn’t return to spec - replacement is the only fix.
• Low water pressure at the showerhead despite good pressure at the kitchen sink. The compact manifold uses 1/2″ PEX with restrictive brass elbows. Scale buildup from Carlsbad’s 280-320 ppm hardness chokes flow at the tightest radius; we replace with swept 90s and flush the lines.
• Vanity cabinet delamination or door misalignment. Boxabl’s factory vanities are particleboard core with thermofoil facing. Steam from the shower penetrates at the edge banding, causing the core to expand. We spec KraftMaid or Wellborn plywood-core replacements for wet-area durability.

DIY or Call Us?

Where DIY goes wrong is the teardown. The wet wall in a Boxabl is load-bearing by design - the compact frame transfers roof loads through the bathroom corners. Removing backer board without temporary support risks racking the wall. The PEX manifold is pressurized to 60 psi; an uncapped line will spray inside the wall cavity before you reach the shutoff. And the shower pan is bonded to the subfloor with polyurethane adhesive that requires controlled heat and mechanical removal - prying cold risks cracking the adjacent OSB.
