  • Soft spots near the toilet or vanity. The original subfloor in pre-2021 Abodu units is 3/4-inch OSB without a secondary moisture barrier; in Carlsbad’s marine layer months, condensation from the crawl space wicks upward and degrades the panel. We replace with pressure-treated plywood and a peel-and-stick membrane.
  • Grout cracking in the shower corners. The factory tile job used standard sanded grout without movement joints; the steel frame of an ADU flexes more than stick-built framing, so the grout fails first. The fix is color-matched epoxy grout with silicone-filled corners, not re-grouting with the same material.

There’s a clear line. An owner can safely check the exhaust fan grille for dust buildup, confirm the GFCI test button trips, and read the model number off the toilet tank lid for ordering purposes. Do not attempt to replace a shower valve cartridge or cut into the wall to inspect the shower pan without verifying the ADU’s electrical isolation - the panel may be shared with the main house, and water lines in these units are PEX with crimp rings that require a specific tool set.

Where DIY goes wrong: the shower pan in pre-2022 units is bonded to the subfloor with polyurethane adhesive that tears the OSB when removed.
